Why would I ever sell my house to a direct cash home buyer or investor? That is a question that I’ve heard every once in a while for the past 20-plus years.

Especially if you’ve owned your home for a long time and are thinking about selling your house and downsizing, it’s a big step and it’s a big decision for potentially your largest financial asset that you have. Understandably, a person wants to maximize the value of what they have and get the most out of their house that they can.
So for especially the last 10-plus years, we’ve worked with individuals in that circumstance.
As I said earlier, one of the questions is, “Why would I sell my house to a cash home buyer and not just put my house on the market in a traditional manner?”
The primary things that I tell sellers when they talk to us is, are the benefits that we offer ones they might find value in?
The reason that home sellers do business with us, sell their house to us, is that they find value in those benefits that we offer to them.
You might be asking, “What are those benefits?” There’s a few primary ones.
One, obviously with us buying your house directly, you don’t have to worry about putting the house on the market at all. Items such as you don’t have to worry about updating or making repairs to your house, that may be needed or wanted by your agent or buyers when you put a house on the market in a traditional manner.
You don’t have to make the house show ready and keep it show ready, not knowing when a potential buyer will want to come through your house. You don’t have to worry about who is going to come through your house, whether that person or people are real buyers or whether they have some ulterior motive in mind by coming through your house.
You don’t have to worry about a buyer having a whole house inspection, which gives that buyer a chance to renegotiate the agreement that they might have with you for buying the house.
You don’t have to worry about a buyer closing on a loan and having the appraisal from the lender come through and nitpick your house and again, giving them the opportunity to renegotiate that agreement that they have with you.
You don’t have to worry about timing of the transaction. Will it actually close on time because a traditional buyer most likely would have to get a loan that who knows exactly how long that’s going to take?
With us buying the house, you’ll know exactly what you’re going to net from the transaction or from the sale of your house. Unlike a traditional sale where an agent will give you a seller’s preliminary settlement sheet, which if everything was perfect and goes perfectly, will tell you what you would net. But until you get to the closing table and actually see the final paperwork right before closing, you really don’t know what you’re going to net. It may be a big difference between what you think you’re going to net when you first listed your property versus what you actually do put in your pocket at the end of the transaction.
One of the other benefits is that you don’t have to worry about cleaning your house out. We tell individuals to take what they want, sell what they want, and any of the stuff that’s been accumulating in your house over the years that you really don’t want to take with you, just leave it and we’ll take care of it.
Now, back to one of the biggest benefits that we can offer, is we eliminate the catch-22 of moving and the transition to your new home. A lot of people like the fact that we’ve been able to buy their house, but then allow them to be in the house for sometimes 30, 60, up to 90 days, to be able to transition to their new home.
Maybe their new home or apartment wasn’t quite ready yet for them to move into, and so they can stay in the comfort of their own home until they are ready to make that transition. That eliminates having to move twice in order to get to their new home. It eliminates the possibility of having to worry about selling their house, or moving without having the house sold and having a vacant house to worry about, with vacant house insurance, with utilities and the other costs to keep and maintain a vacant house.
Those are some of the primary benefits that we offer. Again, to some of the sellers, most of the sellers that we work with, those are of value or enough value to sell the house to us and sometimes maybe take a little less than what they would have netted by putting the house on the market in a traditional manner. But they felt those benefits were of enough value to sell the house to us. That’s why they do business with us.
