The reason that I’d like to address this video to you, the SRES agent, is if you work with seniors that are looking to downsize into a smaller home or apartment community, I’d like to help you. If you have not worked with home buyers in the past, I’d like this to be a formal invitation to work with me.
For more than 25 years, I’ve met a lot of agents that wonder why a seller would ever sell a house to someone like me, a cash home buyer, instead of listing the property.
And all I can tell you, is that if you are not offering a cash home buying option to your sellers, you are doing your sellers a disservice.

Not only are you short changing yourself and potentially losing business because you’re not offering the cash home buying option, but you are not giving your clients the service that I think they deserve.
25 years ago, I had my own doubts. I wondered why didn’t this person just list their house instead of selling it to me.
But, it were especially the senior clients that I had, that I bought houses from, that showed me the benefits of my services.
You might perceive that they’re losing equity or they’re giving their house away. And I can assure you that a lot of people that I spoke to said that they understood that they might have been able to net more if they sold a house in a traditional manner, but that’s not what they wanted to do.

They put value in the benefits that I brought to them, which specifically they don’t have to worry about putting the house on the market at all.
They don’t have to worry about getting the house into market ready condition, potentially repairs and updates, especially if they haven’t done anything to the house for the last 20, 30, 40 years in some points.
They don’t have to worry about having strangers walk through their house, or who knows who going through and whether they’re a real buyer or not. So they don’t have to worry about that with me.
Those were all the things that the sellers that I bought houses from told me was a value to them.
And a couple big things too, is when they’re downsizing into a smaller apartment, a lot of times a person has no idea what to do with all the stuff they’ve accumulated over the years. And in our situation, what I tell sellers is to take the things they want to take, leave the things they don’t want to take, and we’ll take care of it.
The other big item is kind of the catch 22 of wanting to get to a new home or apartment community, but not wanting to leave a vacant house behind for the responsibility of that vacant house.
Or they want to sell, but the apartment that they’re waiting for isn’t quite ready yet. We can eliminate the catch 22 issues of both of those situations.
We can buy the house and typically allow the seller to stay in the house for 30, 60, sometimes 90 days or more until they can transition to their new home or apartment on their schedule, so that they’re not felt rushed to do that. They can do that at their own schedule. So that’s one of the other big things that a lot of people like.
